Bringing Purpose-built Rentals to Greystone Village
Regional Group entered into a joint partnership with Fengate Asset Management in 2019 for the development of two purpose-built rental buildings, Greystone 2A 2B. These 2 properties represent 235 rental units, ground-floor retail, underground parking, and provide a much-anticipated high-quality rental option to the community.
The project consists of two adjacent buildings with some shared amenities the challenge was to brand them as individual personalities with differing target audiences – Millennials and Boomers.
Regional Group’s Greystone Village is a $500+ million 26-acre urban waterfront master-planned community, currently Ottawa’s largest urban infill development with over 950 dwelling units in total. The community design and overall plan are inspired by the area’s 100-year old history while incorporating a modern architectural design by award-winning Hobin Architecture. Greystone Village was awarded LEED® ND (Neighbourhood Development) v4 Silver Certification in 2018, the first in Ottawa, and only one of 3 nationwide to achieve this designation at the time.
The project’s initial low-rise and mid-rise residential sales launched in Q4 2015 and have already achieved in excess of $200 million in sales. Occupancies of completed homes began in Q4 2017, making it Ottawa’s most successful urban infill development. Greystone Village is located in the heart of Old Ottawa East, a highly desirable neighbourhood, on the east side of Main Street between Clegg Street and Oblate Avenue and adjacent to the Rideau River.
Greystone 2A and 2B sit at the entrance to the community along the newly revitalized Main Street flanked by Greystone’s Grande Allée, the tree-lined main thoroughfare into the community.
The strategic location and provides for short commutes for young professionals, as well as immediate access to nature trails, green space, and waterfront, making the project a truly unique signature “destination” address – highly attractive for a wide-gamut demographic.
The site is transit-oriented and within walking distance of the Ottawa OLRT’s new Lees Station, serving the area’s universities and terminating at the airport. The site also connects to Lansdowne Park, a 40-acre urban park featuring TD Place (CFL Red Blacks), retail, and restaurants, and is located on the opposite bank of the Rideau Canal via the new Flora Footbridge at the end of Greystone’s Clegg Street.
